This work is focused on the discussion about the possible formation of a housing bubble in the Brazilian market – similar to the subprime crises in the United States, and the behavior of the costumers of the Porto Alegre city in the decision to effect the purchase of a housing unit.
Este trabalho tem como tema central a discussão a respeito da possível formação de uma bolha imobiliária no mercado brasileiro – semelhante à crise do Subprime nos Estados Unidos, e o comportamento dos consumidores da cidade de Porto Alegre na tomada de decisão de efetivar a aquisição de uma unidade habitacional.
Many authors analyzed the variation in the price of real estate in Brazil to identify a housing bubble in the market, the justification for that, happened for a few reasons, such as: the increase in the credit line for consumers, growing of GNP(Gross National Product) and a salary increase or the positive variation in salary of brazilian population in the last years.
Muitos autores analisaram a variação no preço dos imóveis no Brasil de modo a identificar uma bolha imobiliária no mercado, a justificativa para tanto se daria por alguns motivos, como: o aumento na linha de crédito para os consumidores, o crescimento do PIB e o aumento salarial ou a variação positiva no salário da população brasileira nos últimos anos.
