O presente trabalho aborda o surgimento e a disseminação do movimento de transição da arquitetura moderna em Pelotas e apresenta a temática das escolas padrão, e tem por metodologia a análise comparativa das características pontuais da edificação com as Leis Municipais N.º 4568,00 e N.º 5502,08, que pertencem ao Plano Diretor da cidade e classificam suas zonas de proteção e a relação de seu inventário, como também com o modelo de ficha do Instituto do patrimônio histórico e artístico do estado (IPHAE).

Para isso, inicialmente é realizado o estudo do tempo de retorno financeiro e, na sequência, é realizada uma análise comparativa entre se investir no SFCR ou em uma aplicação de renda fixa.
